Construction Assembly Types

Exterior Wall Assemblies

  • W1: 1 HOUR F.R.R. (BSW) 2X6 Studs @ 16" O.C., R20 mineral fibre insulation, 1/2" exterior gypsum sheathing, weather barrier, vertical furring, and exterior finish (cementitious siding).
  • W2: 1 HOUR F.R.R. (BSW) 2X4 Studs @ 16" O.C., R14 mineral fibre insulation, 1/2" exterior gypsum sheathing, weather barrier, vertical furring, and exterior finish.
  • W11: Foundation Wall - 10" Concrete wall, 2" rigid insulation, and interior finish.

Interior Fire Rated Wall Assemblies

  • F10: 1 HOUR F.R.R. (Sound) 2X6 Studs @ 16" O.C., 2 layers 5/8" Type X gypsum board on each side, sound attenuation insulation.
  • F12: 2 HOUR F.R.R. (U.L.C. S101) 2X4 Studs @ 16" O.C., staggered studs on common plates, 2 layers 5/8" Type X gypsum board each side.
  • F13: 2 HOUR F.R.R. (U.L.C. S101) 2X4 Studs @ 16" O.C., double stud wall, 2 layers 5/8" Type X gypsum board each side.

Interior Partition Assemblies

  • P1: 2X4 Studs @ 16" O.C., 1/2" gypsum board each side.
  • P2: 2X4 Studs @ 16" O.C., 1/2" gypsum board each side, sound attenuation insulation.
  • P3: 2X6 Studs @ 16" O.C., 1/2" gypsum board each side.

Floor Assemblies

  • F1: Concrete slab on grade, 4" thickness, poly vapor barrier, compacted fill.
  • F2: Typical Wood Floor (1 HOUR F.R.R.), engineered floor joists, sound attenuation insulation, resilient channels, 5/8" Type X gypsum board.
  • F4: Typical Balcony Deck, engineered floor joists, exterior grade plywood, waterproof membrane.

Roof / Soffit Assemblies

  • R1: Typical Roof, engineered roof trusses, R40 fiberglass batt insulation, 1/2" exterior grade plywood, roofing membrane.
  • R5: Sol / Roof Above Parkade, concrete slab on metal deck, rigid insulation, waterproof membrane, 4" concrete topping.

General Assembly Notes

  1. Unless noted otherwise, all floor plan dimensions are to the center of partitions and to the face of framing at the exterior walls.
  2. Wood framing to be in accordance with the BCBC Section 9.23.
  3. Contractor to verify all dimensions and notify the consultant of any discrepancies prior to construction.
  4. Sound attenuation insulation to be provided in all fire rated walls and floor assemblies as noted.
  5. All fire stopping and smoke sealing of penetrations in fire-rated assemblies to be installed in accordance with U.L.C. standards.

Project General Notes

  1. General: Contractor shall perform all work shown on the drawings and in accordance with the project specifications.
  2. Site Conditions: Contractor shall be responsible for visiting the site and verifying all conditions.
  3. Code: Building is to be constructed in accordance with the 2012 British Columbia Building Code (BCBC).
  4. Coordination: The General Contractor shall coordinate the work of all trades.
  5. Permitting: Contractor shall obtain all necessary permits and licenses required for the work.
