General Notes

  1. Dimensions given take precedence over scale. Contractor to check and confirm all dimensions at Building Designer and Consultants drawings.
  2. Report any discrepancies to Victoria Design Group.
  3. Any discrepancies are to be reported immediately.
  4. Surveyor and/or Contractor to confirm all aspects of siting and elevations.
  5. It is the Contractor's/Owner's ultimate responsibility to ensure that the proposed new or existing structure does not conform to N.B.C. of Canada, B.C.P.B.B. & Building Code & structural engineer may be required for some components of this.
  6. All materials to be of best quality, complying with the applicable CSA, A.S.T.M., C.G.S.B., C.I.S.C. and N.B.C. standards.
  7. All work shall at least comply with the 'National Building Code of Canada'.
  8. The best and customs of best trade practice and these specifications to be executed by skilled tradespersons, well equipped and adequately supervised.
  9. All manufacturing products shall be applied or installed according to the manufacturers' instructions with this specification, no dilution permitted except where specified.

Design Loads

Structural is based on criteria stated in Part 3 and Part 9 of the 1998 B.C. Building Code and other applicable sections. Design live loads as follows:

  • Design main floor load: 40 p.s.f. + strs.
  • Design upper floor load: 30 p.s.f. + strs.
  • Design roof snow load: 34 p.s.f. For heavier snow loading, drawings must be revised.

Demolition

For all renovations and additions, contractor must maintain strength and stability of existing structure, provide and install all shoring and bracing to uphold existing loads during the duration of the work.

Concrete

  1. All concrete used for foundations and floors to be not less than 2500 p.s.i. (15 mpa) @ 28 days unless otherwise noted.
  2. Concrete used for garage floors, carports, exterior walks and steps to be 4500 p.s.i. (32 mpa) air-entrained.
  3. All footings and flgs to be carried down to solid undisturbed bearing.

Framing

  1. All construction and materials to comply with the "approved" current B.C.B.C.
  2. Lumber to be graded in accordance with N.L.G.A. standard grading rules for Canadian lumber, and to be SPF No. 2 or better. All lumber used for exterior use to be pressure treated.
  3. Moisture content of lumber to be a maximum of 19% at time of framing, shelving, curtain rods, cabinets, etc.
  4. All wood to be dried to permit the proper setting out of all work and ensure no accentuating shrinkage.

Mechanical

  1. Provide 2 - 3/4" frost-proof sillcocks in exterior hose bibs at convenient locations.
  2. Ensure that all ducting, openings, doors, windows, etc. do not directly affect any structural items.
  3. Plumbing installation shall comply with current section of A.C.H.B.C., local municipal requirements and BC Plumbing code.
  4. Heating shall comply with ASHRAE & Air Conditioning Code current issue.
  5. All duct sizes, fans and ventilation requirements to be verified prior to install by qualified mechanical contractor.
  6. Fan and ducting requirement for bathrooms: see B.C.B.C. table 9.32.3.8.
  7. Laundry room: 50 cfm intermittent, 2" external static pressure.
  8. Duct size: 5" smooth, 6" flexible. Duct to be non-combustible, and not exceed 15m and 2 elbows.
  9. Mechanical requirement for required cfm and duct size should be verified by M.C.B.C. and manufacturers' specifications.
  10. All wood burning appliances shall comply with CSA B365-M1991.
  11. Bathroom fan requirement: 75 cfm min. (10 cfm max @ 2" External static pressure).
  12. Duct size: 4" smooth, 5" flexible sound rated @ 2 zones.
  13. Fans to have manual control to provide a min. of 4 hours in two 8-hour operating periods per day.
  14. Item 2: See B.C.B.C. table 9.32.3.3.B 50 cfm @ 2" External static pressure. Duct size: 4" smooth, 5" flexible.
