General Notes
General
- All construction and materials to be in accordance with the specifications and standard drawings of the latest edition of the MMCD Platinum Standard Specifications and Drawings unless otherwise noted.
- In the event of conflict between the specifications and this drawing, the specifications shall apply.
- The Contractor shall not commence works on a Municipal Right of Way or Easement without providing the Engineer at least 48 hours prior to the start of any construction.
- The Contractor shall not commence works on a Municipal Right of Way or Easement without a valid permit.
- Contact BC One Call, Shaw Cable and Terasen Gas 48 hours prior to start of any construction.
- Notify owner of all adjoining properties in writing at least 48 hours prior starting construction on any such services. Ensure Engineer has confirmed the horizontal and vertical locations.
- All trench backfill to be MMCD Class 'B' bedding.
- Where a trench is under or within 1.0m of the edge of a road or shoulder, the trench shall be backfilled with pit run to the underside of the base material of the road, parking or driveway subgrade.
- Do not carry out any backfill operation until the works have been inspected and approved by the Engineer.
- After construction, restore work areas and all existing features to their original condition or better.
- Clean out all culverts, catch basins, manholes, sumps, junction boxes and the Galloping Goose Trail during construction. The Contractor shall also maintain these facilities in a clean and usable condition until final acceptance by the Engineer.
- Adjust all proposed and existing appurtenances to meet the final design elevations and grades.
- Contractor shall remove all waste material from the property in accordance with the BC Plumbing Code and National Building Code, construction is to be inspected and approved by Municipal and/or Royal Inspectors.
Sewer and Drain
- Sewer and drain service connections to be 150 PVC DR28 at a minimum grade of 2.0% complete with inspection chambers, piping and fittings to MMCD Standard Drawings S8 and D8.
- Drain and sewer piping up to and including 150mm diameter to be C.S.A. PVC DR28. Piping for 200mm diameter and over, pipe to be C.S.A. approved PVC.
Water
- Construction shall not proceed without first obtaining CRD Water Services approval to these construction drawings and a commencement of construction permit.
- Contractor shall be registered with Work Safe BC.
- The Engineer shall provide all engineering services at the Developer's expense.
- All waterworks construction and materials shall be in accordance with the latest CRD Water Services specifications.
- CRD Water Services shall install hydrant as per standard drawing #28 at Developer's expense.
- CRD Water Services shall install services as per standard drawing #26 at Developer's expense.
- All watermains shall be installed with a continuous blue detectable reinforced underground utility marking tape. The tape shall be marked "Caution: Water Line Below" and be placed on top of the pipe cushion 300mm above the top of the pipe.
- All new valves to be operated by CRD Water Services personnel only.
- Contractor to supply and install the proposed watermain complete with water meter at the Developer's expense.
- All watermains shall have a minimum horizontal clearance of 450mm clear distance between the watermain and all other sewer services, sanitary or storm/drains. In special circumstances where the watermain is to be located in the same trench as another service by more than 450 mm in elevation the horizontal offset may be reduced to no less than 1.0m with the prior approval of CRD Water Services.
- Maintain a minimum of 1.5m horizontal centre to centre and 0.3m vertical clearance between watermains and utility conduits for gas, hydro, telephone and cablevision except where noted and approved by CRD Water Services.
- Maintain a minimum of 1.0m horizontal centre to centre and 0.5m vertical clearance between water services and utility conduits for gas, hydro, telephone and cablevision except where noted and approved by CRD Water Services.
- Contractor shall provide all pressure test and disinfection equipment at the Developer's expense.
- CRD Water Services shall conduct all pressure tests in the presence of CRD personnel.
- CRD Water Services shall disinfect mains in accordance with AWWA C-651. No less than two consecutive sets of acceptable water samples for health tests shall be collected and tested by CRD Water Services.
- Notify all relevant governmental agencies including Fisheries and Oceans Canada and Fisheries and Oceans Canada regulations prior to commencing waterwork construction.
- Contractor to give a minimum 48 hours notice to CRD Water Services prior to proceeding with any waterworks.
- CRD Water Services shall make all connections to existing water mains at Developer's expense. Contractor shall provide all excavation and other services for work required by CRD Water Services forces.
- All new practical service lines and water services shall be installed in public roads, outside of driveways or paved areas.
- Any temporary or permanent tie-ins to CRD Water Services water mains at Developer's expense, this work shall be performed by CRD Water Services personnel only.
Road
- Construct all roadways and cul de sacs in accordance with the Town of View Royal Platinum Standard Specifications, and as shown on the typical section and detail drawings.
- Contractor to ensure existing monuments are not disturbed during construction. All disturbed monuments on private property are to be referenced by, and if disturbed, replaced by a BC Land Surveyor at the Contractor's expense.
- Sawcut all existing asphalt edges and compaction to MMCD Standard Drawings G1 and G2.
- Refer to Geotechnical Reports for asphalt work and include proposed pavement designs.
- Re-establish any landscaping that is disturbed during construction.
- Repair all irrigation lines that are disturbed during construction.
Hydro, Telephone, Cable, Streetlighting and Gas
- Obtain a permit from the Town of View Royal Parks Department before any trees can be removed from public property.
- No trees with diameter over 50mm are encountered.
- Contractor shall obtain the approval of the Town of View Royal prior to removal of any trees on private or public property. Contractor shall provide 48 hours notice of any construction.
- The developer is expected to be responsible for supervising the arborist during construction.
- The arborist to direct the removal of trees within the sewer easement and ensure protection to be provided by protecting the oak trees.
- The arborist to determine the sensitive root zones areas and shall be on site to supervise trenching and road construction.
- Call BC One Call at 1-800-474-6886 a minimum of 72 hours prior to start of construction.
- Construction of all electrical services for lighting and any hydro, Telus, Shaw Cable and BC Hydro TV facilities are shown schematically on this drawing. Refer to utility company design drawings for details.
- Construct underground hydro, telephone and cablevision as specified in and in accordance with BC Hydro, Telus and Shaw Cable standards and specifications.
- If gas is required, the developer shall contact FortisBC at 1-800-224-2710 a minimum of 90 days prior to install. FortisBC shall install gas service pipe at the developer's expense.
