Good morning Mr. Mayor and View Royal Town Council,

My name is Paul Atherton. I am 35 years old, a professional engineer and have recently purchased a home on shoreline drive with my wife.

Unlike other residents on our street we are both very young and will most likely be staying here for many years and raising our family.

I would like to take this time to request that you do not approve Realstar's proposal to build 473 units in 6 storey buildings on Christie Point.

As a professional engineer I'm used to reading through reports and estimations of traffic/environmental impacts and nothing that I've read so far gives me any confidence that the density Realstar is proposing will have a positive effect on the community or the environment.

Please limit the height of the buildings to 4 storeys, lower the proposed unit density, and sanction a 3rd party review of Realstar's land survey, FSR density calculation and property setbacks.

I understand that you have an obligation to finance View Royal's operation but we must find other means to do this and tell Realstar to submit another development plan.

View Royal is a beautiful place and we should do everything we can to preserve this space. The Victoria region is on an economic trajectory that will bring success to View Royal no matter what we do. We aren't handcuffed and confined to accepting Realstar's proposal. There will be other opportunities in the years ahead and they will still be able to go ahead with a more palatable development plan if we reject this initial proposal.
