HIDDEN OAK STRATA PLAN VIS5633

Unit 1, 15 Helmcken Road View Royal, British Columbia, V8Z 7Z7

April 22, 2019

Mayor David Screech and View Royal Town Councillors Town of View Royal

Dear Mayor Screech and View Royal Councillors:

Re Proposed Eagle’s Nest Development at 3, 5 and 9 Helmcken Road and 1449 Burnside Road

In light of the April 9, 2019 presentation to Council by Mr. Doug Foord of Invictus Commercial Investment Corporation, we would like to re-submit our letter to you of January 13, 2019 with ALL resident’s signatures affirming our unanimous displeasure with the proposed development called Eagle’s Nest. It was evident from Mr. Foord’s address to Council that he has a very different understanding of our opinion of his proposal and we would like to remind Council of our position. That position is, we are not opposed to development of this site. We are however, opposed to any proposal that includes such a high-density project.

We will be requesting a time to present our rationale for this position to Council in the near future.

Thank you for accepting our re-submission with the full complement of Hidden Oaks residents’ signatures on this matter.

Sincerely,

Gary Melanson, Strata President

case for the proposed Eagle’s Nest development, since it will be four and six-story buildings staring down at our back yards along the north property line.

The Developer seeks to receive support from our Strata for his proposed development. Our Strata will not be giving support to this development as proposed. It still is too high and too dense; and while the revised traffic plan does propose some changes not mentioned before, given all the increases in traffic on Helmcken and Burnside over the last several years, we are not convinced that this will mitigate the never-ending incremental traffic as well as the additional traffic from this proposed development.

The staff report to Committee of the Whole, dated November 6, 2018, indicates there are several options available to Council. We sincerely hope that Council adopt option 3 to “Indicate that there are insurmountable challenges for the existing proposal and that Council envisions a significantly different direction for the site.”

Yours truly

Owners of Strata 5633 (Hidden Oaks)
