As Chairman of Four Mile Heights Coop Housing at 236 Island Hwy I need to bring some concerns to you regarding the proposed build next door.
Privacy
I am concerned about the privacy of our members. We would appreciate it very much if the building’s balconies and windows did not look directly into our home’s windows and back yards. Also on the subject of privacy, we would appreciate it very much if a solid retaining wall and maximum height fences were installed along the line that divides our two properties. Right now the retaining wall is falling over in some areas and the fence-posts are not securely fastened with concrete. And given that your property is higher than ours I believe it is your responsibility to retain the higher property. I also would like to know the setback distance from the property line to the new building?
Possible Damage to our Land, Buildings and Windows
The members here would like to know if there is to be blasting and drilling as part of the excavation? And if so will the builder be in communication with us when the more dangerous and louder work will be done? Given that close excavation can can damage to our buildings, land and windows will the builder guarantee he will fix any issues which arise for us caused by the build/excavation?
Added Traffic Congestion
What will the vehicle exit be like from the new build? Will the driveway be where it is currently? If so, will the new residents be able to turn left out of the property, and if so, will the current center meridian be modified?
Where we are is very difficult to turn left from during rush hour so I am concerned about the added vehicle congestion coming from the new building.
