1 CALL TO ORDER
Rich Mennie, 23-278 Island HighwayDate: January 15, 2019

From: Rich Mennie Sent: January-15-19 9:36 AM To: Info Address Subject: 240-244 Island Highway

Although not opposed to development I have some concerns. This project has some similarities to the 280 Island Highway project currently under construction.

  1. Try pulling out of 278 Island Highway during construction. To say there is limited visibility would be understating the hazard It is almost impossible to see around the illegally parked cars and construction vehicles. I have seen no evidence of enforcement of the posted parking regulations.

  2. I have no indication that there is any plan to add 37 new vehicles accessing the Highway directly adjacent to 278 Island Highway. This will also become more of a problem with people accessing the Highway during the day by crossing over the centre line to go towards Victoria .

  3. There is no street parking for the construction workers at 240-244. Where will they park? If they park up the hill in front of the businesses will those owners be happy? Will View Royal enforce the parking restrictions?

I have little faith in the View Royal planning department if a small development like 280 is a mess for adjacent owners. What will happen if/when Christie Point goes forward. The planning department seemed uninterested in our concerns about highway access with 278 and 280 accessing the road side by side.

I think council needs to take a close look at 240-244 to make sure it makes sense during construction and will not adversely affect the adjacent property owners and businesses.
