Correspondence regarding Gibraltar Bay Strata shared walkway maintenance

Good morning Anastasia: I am contacting you with regards to the walkway we jointly built together with the Town of View Royal a few years back from Palmer Station to the Gazebo. The Strata shared the cost of the walkway 50/50% with the Town. It allows all residents of View Royal access to the Gazebo that resides on the Strata common property. The area requires annual maintenance that the Strata has been paying for. Recently, maintenance has increased as those using the walkway and Gazebo are leaving their garbage behind and we pay to have it cleaned up.

At our recent AGM the Strata Council was asked to review our shared walkway with the Town to share all maintenance costs as we do with the mutual landscaping along the Old Island Highway on a 50/50% basis. We note that in the Town of View Royal Parks and Trails Map the Gazebo is noted as a Town of View Royal view point.

Maintenance includes slate repairs to the stairway, handrail painting and upkeep, Gazebo repairs, regular painting and roof de-mossing, and garbage pick up. We are in the process of updating our Depreciation Report conducted by WSP Engineering that will indicate actual costs for future years.

The Gibraltar Bay Strata is requesting that the Town of View Royal share 50/50% for the cost of the maintenance on the walkway/Gazebo as indicated. We would be pleased to meet with you to discuss this matter further.
