General Notes

General Notes

  • Dimensions provided shall take precedence over scale. Contractor to verify all dimensions and job site conditions prior to commencement of work. Any discrepancies are to be reported immediately. Any notes on the elevations that contradict the floor plans or other notes take precedence.
  • Prior to any alterations or modifications of plans or details on site, Contractor/Owner must notify designer and structural engineer. Refer to BC Building Code requirements and to maintain compliance and accuracy of the plans.
  • All references to the "British Columbia Building Code" (BCBC) are its current edition at publication revision thereto, as approved by ministerial order by the province of British Columbia. Any reference to a dated edition or revision is to be assumed for the equivalent requirement in the most current edition. All work shall comply with the current edition of the BCBC, and all municipal bylaws. BCBC and municipal bylaws and practice to be executed by skilled tradesperson, with expert guidance, and best industry practice to be executed.
  • Surveyor and/or Contractor to confirm all aspects of siting and placement of structure on lot and all setbacks prior to construction. Designer is not responsible if the proposed or new/alt structure does not conform to the requirements of the BCBC or any engineery(s) may be executed by others.

Demolition

Structural Design

Concrete

    • Interior slabs: 20 Mpa
    • Carport, Garage floors and exterior slabs: 32 Mpa with 5-8% air entrainment
  • All foundation wall footings to rest on undisturbed soil, rock or compacted granular fill in compliance with BCBC 9.15.3.2. (2)

Framing Carpentry

  • Contractor shall be responsible for the proper setting out of work and ensure no eccentric loads occur. Construction methods and materials to comply with the "approved for construction" structural plans provided by the Structural Manufactured homes and walls to be strictly as per specs.
  • All structural framing members are sized for standard grade No. 1&2 Spruce-Pine-Fir. (In accordance with N.L.G.A. standard grading rules for Canadian Lumber) unless otherwise specified.
  • Framing contractor is providing backing for all plumbing accessories, shelving, curtain rods, handrails, etc.
  • When required, Attic Space Hatch of 500mm x 700mm (20"x28") placed in the laundry room, mud room or closet. If above floor(s) must provide 20mm clearance.

Windows, Doors, and Skylights

  • All windows, doors, and skylights to meet requirements laid forth in BCBC 9.7. and 9.36.
  • Site built doors and windows to comply with 9.7.5 and 9.36.2.7.(3)
  • Flashing to comply with 9.20.13 and be clearly labelled on all units upon installation for inspection.

Insulation and Vapour Barrier (continuing)

  • All "Rigid Insulation" to be per notes in table. If am/another brand/filler used/uses a different kind (extruded vs expanded) he must use equivalent RSI values as listed in the insulation table on this page to ensure correct RSI values are used.
  • Vapour Barriers to comply with BCBC 9.25.4. Tape all seams of rigid insulation, fill with spray foam any gaps/holes. Electrical Panel

Plumbing

  • Plumbing installation shall comply with BCBC Part 7, BCBC 9.31, 9.36.4. and the "Canadian Plumbing Code".
  • Hot water pipes to be insulated for the first 2.0 m from HWT.
  • Hot Water Heater, if type listed below, must be installed inside a heated area of the main residence. In an unheated garage, the Hot Water Tank must be secured to structure with approved seismic straps.
