Development Variance Permit 2020/01 8 Eaton Ave

PURPOSE OF REPORT

To introduce an application for a Development Variance Permit to locate an accessory building at 8 Eaton Avenue.

2 variances are requested:

  1. Variance to Zoning Bylaw No. 900, 2014 Section 3.7.2.a from 0.6m to 0.4m in reference to the distance from any lot line into which an eave may project.
  2. Variance to Zoning Bylaw No. 900, 2014 Section 7.3.4 Minimum setback of 1.2m from all lot lines - from 1.2m to 0.7m

The applicant proposes to use an existing concrete pad for the foundation.

The adjacent property at 10 Eaton Avenue has an unusual configuration where the front door is located on the side of the house.

The neighbour has expressed concerns (letter in Agenda package) about the variance.

This application requires notification to surrounding properties to be formally considered by Council. If Council does not wish to consider the Development Variance Permit application they can decline the application by making a motion to that effect at this meeting. If Council wishes to consider the application, staff will prepare the notices and send them in advance of the next Council meeting scheduled for May 19, 2020.

RECOMMENDATION

That Council approve the application for “DVP 2020/01 8 Eaton Ave”.
