I've spoken with James about your question and he is correct. The only way to increase your floor area is to go through another rezoning. The amount of floor area that you can build on any property is limited and this isn't an issue that can be dealt with through a variance.

It was nice talking to you the other day!

As you know we built a house in 2013 (17 Eaton avenue), and downstairs, at the back of the house is an open area that we were hoping to have as an outdoor space. However we have noticed that there's too much rain and wind and its damaging the floor and walls, so we were thinking of just closing the area and using it as an indoor area.

when I spoke to James, he mentioned that there needs to be rezoning done to get a permit, but I am wondering if there is any other way to do this without the hassle of rezoning? As it is only a 50 sq metre area. Is it possible to get a variance instead of rezoning?

Please feel free to call me if you have any questions or wanted to clarify anything, and I can also come and see you any time in the next two days (today and thursday) because I am off from work.

There is also a need for us to get a permit for a small deck that gives access to the garden (1.20m x 4.50m) because of it is on a slope and needs a permit for it's height. It would be nice if we can combine both requests to make things easier.
