Detailed opposition from a resident regarding environmental impacts on Craigflower Creek and school safety.

Good evening,
I wanted to add my opposition to the proposed rezoning and HandyDART facility at 2401 Burnside Rd W.
This is very much a residential neighbourhood of mixed residential density and rezoning this block does not in any way positively add to the character of this neighbourhood. The only other industrial site in the immediate area is the former youth prison, now the Our Home temporary facility. That facility never had the amount of traffic, employees/staff, noise or pollution that this proposed bus depot will have.
This proposal will introduce far more traffic to this area, both buses & employee vehicles, larger vehicles, more congestion, potential parking issues, fuel & lubricants storage risks, more service & delivery vehicle traffic, as well as impacting the Galloping Goose bike path with increased vehicle traffic and will permanently impact the local archery club. It will also be a local eyesore given the proposed facility is in a very visible location.
The environmental impact to the salmon habitat and Craigflower Creek is huge with a facility of this size in a sensitive area. The cost to engineer a catchment facility for all the facility waste water as well as any pollutants to ensure no seepage/spills into the creek will be a large & expensive undertaking. Promises of no spills are empty without independent environmental impact assessments and concrete plans for what will be built and what the catchment facility can take. I feel this area is too sensitive for this facility.
School safety will also be impacted with the larger volume of traffic that this facility will bring to the local area. More and larger vehicles, reduced visibility & increased noise as well as increased traffic volumes, will have an impact on the children's safety to & from school. This is a residential area, not an industrial area.
This facility needs to be located in a like-for-like area. A possible local solution could be part of the hospital area across from Jeneece Place. Buses already access that driveway off Watkiss as part of BC Transit's route system, so this would be a more sensible location to base a smaller HandiDART bus depot facility.
The proposed HandiDART facility does not fit this residential area or the immediate community around 2401 Burnside Rd W.
