Housing Needs

Approximately 40% of View Royal’s housing stock is single family detached homes, small and larger apartments make up 15% and 2% respectively. Between 2006 and 2016 renter households grew by 40% in View Royal, indicating that purpose-built rental housing is needed to get the Town to an ideal vacancy rate of 3-5% as there is a lack of available rental housing units to meet demand. Multi-family housing generally provides more options for downsizing and aging in place, attainable rental rates and meets the needs of the missing middle. Rental housing is a key area of need for the Town, including purpose-built rental in Town and Neighbourhood Centre locations, like this proposed project.

Our teams market research indicated that there is a demand for a variety of rental housing types in this neighbourhood. As such, the development will provide a mix of rental options suitable for a variety of tenants including families, couples, seniors and young professionals. In addition, the mix of units and respective sizes was designed to provide more affordable rental options, currently not available this area of View Royal.
