Proposed Martino Townhome Development – Lot B Lund Road – View Royal, BC

Ash Mountain Construction Ltd. has engaged our professional services for work relating to the above referenced site. Ryzuk Geotechnical employs qualified professional engineers and geoscientist who are registered in the Province of British Columbia, Canada in which the work is to be carried out.

Based on the proposed Site Plan prepared by Associated Engineering, the development will consist of constructing three duplex residential units on the northwest side of Lund Road. The terrain within the development area is generally bedrock-controlled and moderately sloping down to the east over the majority of the property, with unknown depths of soil cover over the remaining areas. As such, we expect that development of the proposed duplexes and infrastructure will involve excavation within both soil and rock (blasting or rock breaking) as well as localized fill placement. There will be construction of roads and driveways as well as site servicing throughout the development and to each of the residential units. Retaining structures will be required, although, such appear to be to less than 1.2 m high.

Based on our experience with similar projects, we anticipate our involvement to include most of the following:

  • An office-based review of grading plans, design cross-sections, etc., and completion of a site reconnaissance;
  • Submission of a geotechnical report with our comments and recommendations on maximum slopes, retaining walls, building foundations and perimeter drains, pavement structure, bedding structure for underground pipe installation, erosion control, and site drainage;
  • Providing input to the Civil Engineer for the Stormwater Management Plan, including the potential for in-ground stormwater disposal, as required;
  • Involvement in the design, inspection, assessment and approval of retaining structures greater than 1.2 m high;
  • Inspection, assessment and approval of any slopes greater than 30% that are created by construction of the development;
  • Monitoring and approval of fill placement, considering its long-term intended use;
  • Obtaining digital photos and providing field review memos subsequent to each attendance at the site;
  • Confirmation that each lot has been suitably prepared and is safe for the use intended;
  • QA/QC services (trench compaction, concrete and asphalt testing, laboratory analyses) as required.

Typical geotechnical inspections during construction of the buildings may also be required, depending upon the requirements of the building inspector.
