10 Erskine Lane - Preliminary Servicing

General Notes

General

  1. All construction and materials to be in accordance with the Town of View Royal Standard Specifications and Drawings and Great Victoria Standard Specifications and Drawings, unless otherwise noted.
  2. Make a complete search for underground utility, for both frequency and location.
  3. Obtain a permit to construct works on a municipal right of way from the Town of View Royal.
  4. COORDINATE EVERYTHING ON ROADS PRIOR TO THE START OF ANY CONSTRUCTION.
  5. OBTAIN A ROAD USAGE PERMIT IF WORKING AT ANY TIME ON EXISTING ROADS/LANES.
  6. CONTACT BC HYDRO, TELUS, SHAW CABLE AND TERASEN GAS 48 HOURS PRIOR TO THE START OF ANY EXCAVATION.
  7. EXPOSE ALL EXISTING SERVICES AT CONNECTION AND CROSSING POINTS 48 HOURS PRIOR STARTING CONSTRUCTION ON THE GIVEN SERVICES. CONFIRM DISTANCE AND CONFORMITY FOR HORIZONTAL AND VERTICAL LOCATIONS.
  8. BED ALL PIPE USING CLASS 'B' BEDDING.
  9. WHERE A TRENCH IS WITHIN THE WHEEL PATH OF THE EDGE OF A ROAD OR DRIVEWAY, USE PITRUN GRAVEL BACKFILL. SAND FILL TO 300 MM WITH BEDDING OF THE TOP OF THE PIPES, BEDDING AS PER TOWN STANDARDS.
  10. DO NOT START ANY BACKFILL OPERATION UNTIL THE WORKS HAVE BEEN INSPECTED BY THE ENGINEER.
  11. AFTER CONSTRUCTION, RESTORE WORK AREAS AND ALL EXISTING FEATURES TO THEIR ORIGINAL CONDITION OR BETTER.
  12. MAINTAIN VEHICULAR AND PEDESTRIAN ACCESS ALONG ERSKINE LANE, WATKISS WAY AND THE GALLOPING GOOSE TRAIL DURING CONSTRUCTION.
  13. COMPACT TRENCH BACKFILL ROAD BASE AND DRIVEWAY BASE TO 95% MODIFIED PROCTOR DENSITY.
  14. REBIND ALL DRIVEWAYS AND EXISTING APPURTENANCES TO MEET THE FINAL DESIGN GRADES.
  15. CONSTRUCT SEWER, DRAIN AND WATER SERVICES TO THE PROPERTY LINE IN ACCORDANCE WITH THE BC PLUMBING CODE AND NATIONAL BUILDING CODE. CONSTRUCTION SHALL BE INSPECTED AND APPROVED BY THE TOWN OF VIEW ROYAL INSPECTORS.
  16. INSTALL APPROPRIATE SILT SCREENS TO PROTECT WATER RUNOFF DURING CONSTRUCTION.

Sewer and Drain

  1. Sewer and drain service connections to be PVC DR28 at a minimum grade of 2.0% complete with inspection chambers. METAL DISCS (200MM Ø) BE IDENTIFIED NEAR SEWER CHAMBERS METERS. WHERE COVER IS LESS THAN 1000mm, USE DUCTILE IRON PIPE.
  2. Sewer and drain pipe up to and including 150mm diameter to be PVC DR28 and DR35 for 200mm diameter and over. DR28 TO BE USED UNDER ROADWAY.

CRD Water

  1. Construction shall not proceed without first obtaining CRD Water Services acceptance of the design drawings and a construction permit from same.
  2. Construction shall be registered with Work Safe BC.
  3. CRD Water Services shall inspect all CRD Water Services at the developer's expense.
  4. ALL WATERWORKS CONSTRUCTION AND MATERIALS SHALL BE IN ACCORDANCE WITH CRD WATER SERVICES ENGINEERING SPECIFICATIONS AND STANDARD DRAWINGS.
  5. CRD WATER SERVICES SHALL INSTALL SERVICES AT THE OWNER'S / OWNER'S AGENT REQUEST UPON PAYMENT.
  6. BACKFILL AROUND PIPE WITH SELECT GRANULAR MATERIAL FOR A MINIMUM DEPTH OF 300mm ABOVE THE TOP OF THE PIPE. PROVIDE "IRON-MET" MARKING TAPE. THE TAPE SHALL BE MINIMUM 150mm WIDE, METALLIC BLUE IN COLOUR AND SHALL BE MARKED "CAUTION WATER MAIN BURIED BELOW". INSTALL TAPE ON TOP OF THE FIRST 300mm LAYER ABOVE THE TOP OF THE PIPE. PROVIDE "THORTEC" MARKING TAPE OR APPROVED EQUAL.
  7. CRD WATER SERVICES SHALL INSTALL THE FIRE AND DOMESTIC SERVICES COMPLETE WITH WATER METER AT THE DEVELOPER'S EXPENSE.
  8. MAINTAIN A MINIMUM OF 3m HORIZONTAL CLEAR SEPARATION AND 450mm VERTICAL CLEAR SEPARATION BETWEEN WATER SERVICES AND OTHER SERVICES (SEWERS OR OTHER PIPES). IF SPECIAL CIRCUMSTANCES DO NOT PERMIT 3m HORIZONTAL CLEAR SEPARATION, SPECIAL MEASURES SHALL BE EMPLOYED TO THE SATISFACTION OF THE ENGINEER. THE HORIZONTAL OFFSET MAY BE REDUCED TO NO LESS THAN 1.0m EXCEPT WHERE NOTED AND APPROVED BY CRD WATER SERVICES. LINE SECTIONS IN SUCH 1.0m OFFSET LOCATIONS SHALL BE ENCASED.
  9. MAINTAIN A MINIMUM OF 1.0m HORIZONTAL CLEAR SEPARATION AND 300mm CLEAR VERTICAL SEPARATION BETWEEN WATER MAINS AND ELECTRICAL CONDUITS, GAS MAINS AND TELEPHONE CONDUITS EXCEPT WHERE NOTED AND APPROVED BY CRD WATER SERVICES.
  10. MAINTAIN A MINIMUM OF 1.0m HORIZONTAL CLEAR SEPARATION AND 300mm CLEAR VERTICAL SEPARATION BETWEEN WATER MAINS AND ELECTRICAL, GAS AND TELEPHONE SERVICES EXCEPT WHERE NOTED AND APPROVED BY CRD WATER SERVICES.
  11. CONTRACTOR SHALL CONDUCT A PRESSURE TEST IN ACCORDANCE WITH CRD WATER SERVICES ENGINEERING SPECIFICATIONS AND STANDARDS PRIOR TO TIE-IN OPERATIONS.
  12. CONTRACTOR SHALL FLUSH AND DISINFECT WATER MAINS IN ACCORDANCE WITH AWWA STANDARDS AND AS APPROVED BY CRD WATER SERVICES. WATER SAMPLES FOR PIPE DISINFECTION AND BIOLOGICAL TESTING ARE TO BE TAKEN ONLY BY CRD WATER SERVICES STAFF.
  13. NEUTRALIZE CHLORINE SOLUTIONS IN ACCORDANCE WITH MINISTRY OF ENVIRONMENT AND FISHERIES AND OCEANS CANADA DISCHARGE STANDARDS PRIOR TO THE WATER BEING DRAINED.
  14. CONTRACTOR SHALL PREPARE AS-BUILT DRAWINGS AND SUBMIT RELATED RECORDS TO CRD WATER SERVICES PRIOR TO WATERWORKS ACCEPTANCE.
  15. CRD WATER SERVICES SHALL MAKE ALL CONNECTIONS TO EXISTING WATER MAINS AT DEVELOPER'S EXPENSE. CONTRACTOR SHALL PROVIDE 48 HOURS NOTICE TO CRD WATER SERVICES FOR EACH REQUIRED BY CRD WATER SERVICES FORCES.
  16. WATER SERVICES, SERVICE LINES AND METER BOXES SHALL BE INSTALLED TO FINISHED GRADE, OUTSIDE OF DRIVEWAYS OR PAVED AREAS.
  17. ANY TEMPORARY OR PERMANENT CONNECTION TO THE JUAN DE FUCA WATER DISTRIBUTION SYSTEM OR THE CRD SUPPLY SYSTEM SHALL BE COMPLETED BY CRD WATER SERVICES PERSONNEL ONLY.

Road

  1. CONSTRUCT ALL ROADWAYS AND CUL DE SACS IN ACCORDANCE WITH THE TOWN OF VIEW ROYAL STANDARD SPECIFICATIONS AND AS SHOWN ON THE TYPICAL SECTION AND DETAIL DRAWINGS.
  2. CONTRACTOR TO ENSURE EXISTING MONUMENTS ARE NOT DISTURBED DURING CONSTRUCTION. ANY MONUMENTS IN DANGER OF DISTURBANCE ARE TO BE REFERENCED BY B.C. LAND SURVEYOR AND REPLACED BY A B.C. LAND SURVEYOR IF DISTURBED.
  3. SIDEWALK TO INCLUDE EXPANSION JOINTS AND COMPACTION TO MMCD STANDARD DRAWINGS C1 AND C2.
  4. PROVIDE GRAVEL AND ASPHALT SAMPLES FOR GRADATION AND COMPACTION TESTS.
  5. RE-ESTABLISH ANY LANDSCAPING THAT IS DISTURBED DURING CONSTRUCTION.
  6. RESTORE ANY IRRIGATION LINES THAT ARE DISTURBED DURING CONSTRUCTION.

Arborist

  1. OBTAIN A PARKS PERMIT FROM THE TOWN OF VIEW ROYAL PARKS DEPARTMENT PRIOR TO THE START OF ANY CONSTRUCTION.
  2. PROTECT ALL TREES EXCEPT THOSE TO BE REMOVED FROM DAMAGE DURING CONSTRUCTION.
  3. TREE PROTECTION FENCING SHALL BE INSTALLED AS PER THE ARBORIST'S RECOMMENDATIONS PRIOR TO REMOVAL OF ANY TREES ON PRIVATE OR PUBLIC PROPERTY. A COPY OF THE TREE PERMIT SHALL BE PRESENTED TO THE TOWN OF VIEW ROYAL BEFORE ANY WORK IS TO BE UNDERTAKEN WITHIN THE TREE PROTECTION ZONE.
  4. THE PROJECT ARBORIST TO BE RESPONSIBLE FOR SUPERVISING THE INSTALLATION OF BARRIER FENCING AT APPROPRIATE LOCATIONS.
  5. THE ARBORIST TO DIRECT THE REMOVAL OF TREES WITHIN THE SEWER AND DRAIN EASEMENTS AND RIGHT OF WAYS AND TO PRUNE ROOTS ENCOUNTERED DURING TRENCHING TO ENSURE THE PRESERVATION OF THE OAK TREES.
  6. THE ARBORIST TO DETERMINE THE SENSITIVE ROOT ZONES AREAS AND BE ONSITE TO SUPERVISE TRENCHING AND ROAD CONSTRUCTION.

Hydro, Telephone, Cable, Streetlighting and Gas

  1. CONTACT BC ONE CALL AT 1-800-474-6886 A MINIMUM OF 72 HOURS PRIOR TO START OF CONSTRUCTION.
  2. PROPOSED DEVELOPMENT TO BE SERVICED UNDERGROUND.
  3. BC HYDRO, TELUS, SHAW CABLE AND TERASEN GAS DUCTS ARE SHOWN SCHEMATICALLY ON THIS DRAWING. REFER TO UTILITY COMPANY DRAWINGS FOR CONSTRUCTION DETAILS.
  4. DESIGN/CONSTRUCT BC HYDRO, TELEPHONE AND CABLEVISION AS SPECIFIED AND IN ACCORDANCE WITH BC HYDRO, TELUS AND SHAW CABLE STANDARD SPECIFICATIONS AND DRAWINGS.
  5. FOR GAS SERVICE, CONTACT TERASEN GAS AT 1-800-224-2710 A MINIMUM OF 48 HOURS PRIOR TO START TO INSTALL. FORTISBC SHALL INSTALL GAS SERVICE TO THE PROPERTY LINE.
