FROM APRIL 24/24 Mtgs w/ CAO
- 2010-2013 – Built 34 Vickery Road, engineer stamp, occupancy permit, still standing
- 2013-2014 – renovated 12 Vickery Road, building condemned after reno, Jack WWII veteran returned home only to return to us until his death at 99.5 years
- 2015-2018 – Built 24 Vickery Road, engineer stamp, occupancy permit, still standing
- 2019 onward build of new home, started in the winter of rain, 2020 year of footings and forms, 2021 year of basement walls and slab, 2022 year of floor and start of walls and roof (beginning of engineer interference after I pointed out 6x6 post failure)
- Asked for Town’s help (contacted Robert) after Mark’s unwillingness to acknowledge his mistake (Mark advised there was no problems with the 6x6 posts from his office, when asked to come to the jobsite to look at the cracking and bending posts)
- 2023 shut down job for almost a year (WorkSafeBC)
- Robert arranged for Thor Tandy to conduct a review of the engineer’s documents and express an opinion on whether the details conformed to the level expected of a practicing engineer; although we “were not instructed to specifically identify differences between construction and design; however, I did make some comment in the body of my report about some construction details I observed.” There were also comments made regarding John’s workmanship, etc. (defamation) and Stephen than repeated this information (i.e. slander) by questioning John’s qualifications.
- Robert left voice mail message advising it was okay to work on the exterior of the house: on June 15, 2023, Robert and Stephen dropped by for a rain screen inspection, Robert requested to have the rain screen installed around the whole house and then put on the hardi-plank, when we requested a follow-up rain screen inspection: Stephen refused to conduct a rain screen inspection based on Thor’s report (slander John) on July 13, 2023.
- 2024 year of exterior wall, insulation (I believe there is an email advising that insulation may be put in) and vapour barrier and now on to drywall due to the amount of lies and threats from all directions (We are now put into a position whereafter the building permit expires on October 4, 2024, we won’t get another building permit).
- We only made a claim at the engineer’s association (February 9, 2023 – followed up and the document received by EGBC on March 2, 2023) after every lawyer and engineer rejected us.
Not having a framing report
- We have Robert’s and Trevor’s report twice, we never saw Stephen (Building Inspector), Mark’s 3rd inspection became blame game because of the posts
- Sloping and soft floors “okay”
- Photos to be supplied
Framing already passed
- Pre-inspection framing review # 1 – 23 tasks to be completed, 2 mistakes (posts to clerestory, missing LVL)
- Pre-inspection framing review # 2 – (some 30 tasks, includes the 23 from # 1) missing straps in garage
- Robert’s inspection for plumbing, electrical and framing – passed
- Framing review # 3 (sloping floors, soft floors, but okay) * Final straw* Google: signs of structural problems in home
- Reported failing 6x6 lead to attacks on my skills
- House is now built as per print, have photos on DropBox as per Mark’s orders
- Just being childish because he made a mistake, second engineer 7x7 Parallam posts
Trevor 1st framing review – October 31, 2022 (Clerestory posts, LVL)
Trevor 2nd framing review – November 29, 2022 (Basement straps)
Robert inspection – December 6, 2022 (Completion of exterior sheathing, Toplate Continuous to Complete, Final 45 degrees offsets to complete, Notching metal plate required)
Mark inspection – March 14, 2023 (Sloping and soft floors, but its okay)
Mark made a mistake, Mark won’t admit he made a mistake, Mark won’t give us an engineer’s stamp because there is a mistake, we won’t get occupancy permit because no engineer’s stamp.
