Re: 14 A Helmcken - Secondary Suites- Noise Violation

The Town of View Royal has received a complaint regarding the use of secondary suites at your property at the above noted address. The current zoning of your property is R-1A. The Town of View Royal Land Use Bylaw No. 35, 1990 states:

One Family Residential: R-1A

Permitted Uses

  • Residential Single Family
  • Home occupation
  • One Secondary Suite per Parcel

And also states in part:

Secondary Suites

  • (b) Secondary suites are only permitted in owner-occupied buildings.
  • (c) Despite Section 16(1), secondary suites are not permitted on parcels having areas of less than 650 m2 (7,000 sq. ft.)
  • (h) The Building Inspector or Bylaw Enforcement Officer may conduct inspections for The purpose of this Section

The Town of View Royal has also received numerous complaints about noise at the above mention property with the West Shore RCMP in attendance. This letter is to serve notice that future infractions could result in fines. Please find attached a copy of Noise Control Bylaw No. 523.

Please note that the Town of View Royal will inspect your property at the above noted address on Friday August 3, 2012 at 11:00 am to ensure compliance with the Town of View Royal Land Use Bylaw No. 35, 1990. If you have tenants please advise them of their rights in accordance with the Residential Tenancy Act.
