Committee of the Whole Meeting Follow-up
The items to resolve following the January 10, 2017 Committee of the Whole meeting are as follows:
| Item | Description | Omicron Response |
|---|---|---|
| a. | Indicate the size, material, and colour of the trellis at upper parking level entrance. | Please see site section on resubmission package sheet L1. |
| b. | Provide a landscape cost estimate from the landscape architect with a breakdown of hard and soft costs. | Landscape budget attached to this letter as “Appendix A”. |
| c. | Confirm the general entrance sidewalk paving material and pattern (minor modifications proposed for Phase A). | Entrance sidewalk will be decorative brushed concrete with troweled diagonal lines. |
| d. | Deleted. | |
| e. | Retaining wall details should be provided to confirm compliance with bylaw requirements. The Town has not had a positive experience with the visual impacts of 100% stacked boulder retaining walls and modification of the wall at the upper level parking entrance is encouraged. | Please see revised site section detail on resubmission package sheet DP1.0. |
| f. | Show the gradients and cross slopes of all parking areas or add a note that the maximum permitted gradient is 6 %. | Please see detail on sheet DP1.0 Item “M” of the resubmission package. |
| g. | Label typical dimensions of secure bike storage lockers and circulation areas on Plans DP2.0 and DP2.1. The minimum vertical clearance should be no less than 2.1 m. | Please see detail on sheets DP2.0 and DP2.1 of the resubmission package. |
| h. | Investigate how the bicycle parking lockers in the lower parking level can be more accessible. | Please see added external entry doors on sheets DP2.0 and DP2.1 of the resubmission package. Vestibule doors from parkade are required to prevent parkade exhaust from entering lobby and storage areas. |
| i. | Access to 24 lockers in the lower parking level would require a cyclist to pass through three sets of doors, of which at least one would be a fire door that might be difficult for someone holding a bike to open. This would be inconvenient and discourage bicycle use. Improving the access should be considered. | Please see added external entry doors on sheets DP2.0 and DP2.1 of the resubmission package. Vestibule doors from parkade are required to prevent parkade exhaust from entering lobby and storage areas. |
| j. | Typical dimensions of the bicycle parking and access hallways should also be provided to confirm that the lockers will be usable for bikes. | Please see detail on sheets DP2.0 and DP2.1 of the resubmission package. |
| k. | For the purposes of the development permit, please identify one parking space for an electric vehicle charging station. Please also provide a written concept for the proposed electric vehicle charging station | Notation 14 on sheet DP1.0 shows parking stall number 9 as the designated car charging station. Please see hypothetical example of the pay-per charge product attached to this letter, “Appendix B”. |
Additional Items added by Omicron post-meeting
Garbage/Recycling Room: In addition to the above, there was no recycling/garbage room included on the original set submitted for Committee of the Whole on January 10, 2017. We have added the room on the northeast portion of the surface parkade, which included reconfiguring portions of the storage rooms in order to minimize visual impact.
