GENERAL NOTES
- ALL CONSTRUCTION AND MATERIALS TO BE IN ACCORDANCE WITH THE TOWN OF VIEW ROYAL STANDARD SPECIFICATIONS AND DRAWINGS CURRENT AT THE TIME OF TENDER AND TO THESE DRAWINGS UNLESS OTHERWISE NOTED.
- WHEN A CONFLICT BETWEEN THE SPECIFICATIONS ARISES, THE MOST STRINGENT REQUIREMENT SHALL BE APPLIED.
- OBTAIN A PERMIT TO CONSTRUCT WORKS ON A MUNICIPAL RIGHT OF WAY FROM THE TOWN OF VIEW ROYAL ENGINEERING DEPARTMENT 48 HOURS PRIOR TO THE START OF ANY CONSTRUCTION.
- OBTAIN A DEMO PERMIT PRIOR TO REMOVAL OF ANY NON-CONFORMING STRUCTURES.
- NOTIFY ALL PRIVATE UTILITY COMPANIES AND FORTIS BC 48 HOURS PRIOR TO THE START OF ANY EXCAVATIONS.
- CONTRACTOR TO LOCATE ALL EXISTING SERVICES AND CROSSINGS SHOWN OR OTHERWISE, ENSURE THEY ARE PROTECTED AND RESTORED TO THEIR HORIZONTAL AND VERTICAL LOCATION.
- NO EXCAVATION WITHIN 1m OF ANY TREE TO REMAIN.
- WHERE A PROPOSED SEWER OR DRAIN TRENCH CROSSES UNDER A ROAD OR DRIVEWAY, USE PITRUN GRAVEL BACKFILL FROM THE TRENCH BOTTOM TO THE UNDERSIDE OF THE ROAD STRUCTURE THAT IS EASILY COMPACTED.
- DO NOT START ANY BACKFILL OPERATION UNTIL THE WORKS HAVE BEEN INSPECTED AND APPROVED BY THE ENGINEER.
- RESTORE ALL SURFACES DAMAGED DURING THE WORK TO THEIR ORIGINAL CONDITION OR BETTER.
- COMPACTION TESTING TO BE PROVIDED BY THE CONTRACTOR AS DIRECTED BY THE GEOTECHNICAL ENGINEER.
- COMPACT TRENCH BACKFILL, ROAD BASE AND DRIVEWAY BASE TO 95% MODIFIED PROCTOR DENSITY, AS PER GEOTECHNICAL REPORT.
- ADJUST ALL PROPOSED AND EXISTING APPURTENANCES TO MEET FINAL SURFACE FINISHED GRADES.
- ALL UNDERGROUND SERVICES ARE TO BE CONSTRUCTED AND TESTED BY THE CONTRACTOR AND APPROVED BY THE ENGINEER. ENSURE THESE SERVICES ARE INSPECTED BY THE TOWN OF VIEW ROYAL PRIOR TO BACKFILLING.
- ALL ON-SITE PLUMBING TO BE INSTALLED WITHIN PRIVATE PROPERTY IN ACCORDANCE WITH THE BC PLUMBING CODE AND INSPECTED BY THE TOWN OF VIEW ROYAL BUILDING DEPT.
- ALL ON-SITE WORKS TO COMPLY WITH THE BC PLUMBING CODE.
- INSTALL APPROPRIATE SILT SCREENS TO PROTECT WATER RUNOFF FROM ENTERING STORM SYSTEM.

- MAIN SEWER AND DRAIN PIPE UP TO AND INCLUDING 150mm DIAMETER TO BE PVC SDR 28. PIPE OVER 150mm DIAMETER AND OVER, PIPE TO BE C.S.A. APPROVED PVC DR 35.
- MINIMUM DEPTH OF COVER FOR SEWER AND DRAINS TO BE 1.0m. WHERE COVER IS LESS THAN 750mm, USE DUCTILE IRON PIPE.
- CONSTRUCTION SHALL NOT PROCEED WITHOUT FIRST OBTAINING THE TOWN OF VIEW ROYAL ROAD EXCAVATION PERMIT, WHEN APPLICABLE. A PERMIT FROM WORK SAFE BC.
- CONTRACTOR SHALL PLAN AND EXECUTE THE WORK SAFELY IN ACCORDANCE WITH THE REQUIREMENTS OF WORK SAFE BC AND THE CONTRACTOR.
- ALL EARTHWORKS CONSTRUCTION AND MATERIALS TO BE IN ACCORDANCE WITH THE SPECIFICATIONS AND DRAWINGS UNLESS OTHERWISE NOTED.
- SEWER AND DRAIN SERVICES TO BE 100mm DIAMETER UNLESS OTHERWISE NOTED ON THE CONSTRUCTION DRAWINGS AND EXTEND 3.0m BEYOND THE PROPERTY LINE.
- DRAIN PIPE TO BE PERFORATED PVC C.S.A. SCHEDULE 80 WITH FILTER CLOTH.
- WATER MAINS TO HAVE MINIMUM 0.9 METRE COVER.
- A MINIMUM OFFSET OF 3.0m CLEAR HORIZONTAL AND 450mm CLEAR VERTICAL SEPARATION TO BE MAINTAINED BETWEEN WATER MAINS AND ALL OTHER UTILITIES OR AS OTHERWISE NOTED ON DRAWINGS AND AS APPROVED BY THE C.R.D. WATER SERVICES.
- SANITARY SEWER MAINS ARE NOT TO CROSS OVER TOP OF WATER MAINS.
- A MINIMUM OFFSET OF 3.0m CLEAR HORIZONTAL AND 450mm CLEAR VERTICAL SEPARATION TO BE MAINTAINED BETWEEN WATER MAINS AND ALL OTHER UTILITIES OR AS OTHERWISE NOTED ON DRAWINGS. THE HORIZONTAL OFFSET MAY BE REDUCED TO 1.0m CLEAR SEPARATION WHEN THE CLEAR VERTICAL SEPARATION IS 450mm OR AS OTHERWISE NOTED AND APPROVED BY CRD WATER SERVICES.
- WHEN THE CLEAR VERTICAL SEPARATION BETWEEN A WATER MAIN AND A SEWER OR DRAIN IS REDUCED TO BE LESS THAN 1.0m, THE SEWER OR DRAIN SHALL BE ASSEMBLED FROM SOLID WALL PIPE WITH GASKETED JOINTS FOR A DISTANCE OF 3.0m EACH SIDE OF THE CROSSING.
- ALL PIPE JOINTS LOCATED WITHIN 3.0m OF THE CROSSING ARE TO BE WRAPPED WITH CANUSA HEAT SHRINK SLEEVES OR APPROVED EQUAL. SEWER AND DRAIN LEADS WITH CANUSA HEAT SHRINK SLEEVES JOINTS TO BE INSTALLED WHEN THE SEWER AND DRAIN LEAD CROSSES OVER A WATER MAIN WITH LESS THAN 450mm CLEAR VERTICAL SEPARATION.
- A MINIMUM OFFSET OF 1.5m CLEAR HORIZONTAL AND 150mm CLEAR VERTICAL SEPARATION TO BE MAINTAINED BETWEEN WATER SERVICE LEADS AND ALL OTHER UTILITY SERVICES EXCEPT WHERE NOTED AND APPROVED BY THE C.R.D. WATER SERVICES.
- WATER SERVICES TO HAVE 1.0m MINIMUM CENTER TO CENTER SEPARATION BETWEEN OTHER SERVICES. MINIMUM 1.0m OFFSET BETWEEN WATER SERVICE CONNECTIONS AND ALL GAS MAINS AND ELECTRICAL AND TELEPHONE CONDUITS AND STRUCTURES, EXCEPT WHERE NOTED AND APPROVED BY THE C.R.D. WATER SERVICES.
- WATER MAINS TO BE MARKED BELOW GRADE USING A METALLIC DETECTOR TAPE (MINIMUM 50mm WIDTH) MARKED "CAUTION WATER MAIN" AND A SECOND TAPE PLACED ABOVE THE PIPE MARKED "CAUTION, WATER LINE BURIED BELOW". TAPE TO BE INSTALLED ON THE TOP OF THE TRENCH FILL AND 300mm BELOW THE TOP OF THE FINISHED SURFACE.
- SERVICE LINES AND METER BOXES TO BE INSTALLED TO FINISHED GRADE. METER BOXES ARE TO BE CONSTRUCTED IN A LOCATION THAT IS EASILY ACCESSIBLE.
- THE CONTRACTOR IS TO TEST THE WATER MAINS IN ACCORDANCE WITH A.W.W.A. STANDARD C.600 IN THE PRESENCE OF THE ENGINEER, C.R.D. WATER SERVICES REPRESENTATIVE AND TOWN OF VIEW ROYAL.
- WATER MAINS TO BE CHLORINATED AND DISINFECTED IN ACCORDANCE WITH A.W.W.A. STANDARDS AND AS APPROVED BY THE C.R.D. WATER SERVICES DEPARTMENT, CAPITAL REGIONAL DISTRICT HEALTH DEPARTMENT AND FISHERIES & OCEANS CANADA REGULATIONS.
- THE CONTRACTOR SHALL CONTACT C.R.D. WATER SERVICES 24 HOURS NOTICE PRIOR TO PROCEEDING WITH ANY CONSTRUCTION ADJACENT TO EXISTING WATER SERVICES. ALL CONNECTIONS TO THE EXISTING WATER SYSTEM SHALL BE PERFORMED BY C.R.D. WATER SERVICES AT THE DEVELOPER'S COST.
- ALL WORK ON THE EXISTING WATER SYSTEM SHALL BE AT THE DEVELOPER'S EXPENSE. THE CONTRACTOR SHALL PROVIDE 48 HOURS ADVANCE NOTICE TO THE C.R.D. WATER SERVICES PRIOR TO WORK COMMENCING.
- WHERE PRACTICAL, SERVICE LINES AND METER BOXES SHALL BE INSTALLED AT THE FRONT PROPERTY LINE OR AS OTHERWISE DIRECTED BY THE ENGINEER.
- ALL MATERIALS TO BE USED IN THE TOWN OF VIEW ROYAL WATER DISTRIBUTION SYSTEM SHALL BE PERMITTED BY THE C.R.D. WATER SERVICES.
ROAD
- CONSTRUCT ALL ROADWAYS IN ACCORDANCE WITH THE TOWN OF VIEW ROYAL STANDARD SPECIFICATIONS AND AS SHOWN ON THE APPROVED CONSTRUCTION DRAWINGS.
- ANY EXISTING CURBS, SIDEWALKS AND ROADS WITHIN OR DISTURBED DURING CONSTRUCTION, ANY IMPROVEMENTS IN DANGER OF DAMAGE SHALL BE REPLACED TO THE ORIGINAL CONDITION AT THE CONTRACTOR'S EXPENSE.
- PROVIDE LANDSCAPE DESIGNS FOR ADDITIONAL RAIN GARDEN AND BOULEVARD DETAILS ON HELMCKEN ROAD AND WATKISS WAY.
- RESTORE ANY IRRIGATION LINES ON HELMCKEN ROAD AND WATKISS WAY THAT ARE DISTURBED DURING CONSTRUCTION.
HYDRO, TELEPHONE, CABLE, STREETLIGHT AND GAS
- CALL BC ONE-CALL AT 1-800-474-6886 A MINIMUM OF 72 HOURS PRIOR TO ANY EXCAVATION.
- PROPOSED DEVELOPMENT TO BE SERVICED UNDERGROUND.
- THE LAYOUT OF HYDRO, TELEPHONE, CABLE AND GAS SERVICES ARE SHOWN SCHEMATICALLY ON THIS DRAWING. REFER TO UTILITY COMPANY DRAWINGS FOR CONSTRUCTION DETAILS.
- THE CONTRACTOR TO COORDINATE WITH BC HYDRO, CABLEVISION AND TELUS TO PROVIDE DUCTING AS REQUIRED BY BC HYDRO, TELUS AND SHAW CABLE STANDARD SPECIFICATIONS AND DRAWINGS.
