Home Owner Grant Info
The home owner grant process has changed, but program details and eligibility requirements have not changed.
Starting in 2021, residents in municipalities no longer apply for the home owner grant through their municipal office. Everyone now applies directly to the province using a new online system that's easy to use and will process applications faster. Learn more at www.gov.bc.ca/homeownergrant or phone 1-888-355-2700 to speak to a live agent.
Payment of taxes is not a requirement to claim the grant but your application must be made on or before July 2, 2021 to avoid a 10% penalty.

Payment options are detailed below and on the reverse of this notice. If payment is being made by a mortgage company or by pre-authorized payments, it remains the owner's responsibility to ensure all taxes are paid by the due date and the home owner grant has been claimed. Penalties are statutory and Town staff do not have the discretion to waive or reverse them.

PROPERTY TAXES ARE DUE FRIDAY, JULY 2, 2021 10% penalty applies to any 2021 tax amount outstanding at 12:01 am July 3, 2021, including any unclaimed home owner grant amount.

Important Notes
MUNICIPAL HALL HOURS: 8:30 AM - 4:30 PM, MONDAY TO FRIDAY, EXCLUDING STATUTORY HOLIDAYS
PAYMENT OF TOWN OF VIEW ROYAL TAXES: Payment is due July 2, 2021. To avoid penalties, payment must be received at the Town of View Royal on or before July 2, 2021. Payment can be made by mail, in person at the Municipal Hall or online. Methods of payment include - cheque, cash, debit card, post-dated cheque. CREDIT CARDS ARE NOT ACCEPTED.
PAYMENT BY CHEQUE: Make cheque payable to the Town of View Royal. Returned cheques constitute non-payment of taxes and will be subject to applicable penalties, service charges and/or interest.
PAYMENT BY MAIL: Allow sufficient time for delivery by mail as your payment must be received by July 2, 2021 to avoid penalties. POSTMARKS ARE NOT ACCEPTED AS PROOF OF PAYMENT DATE.
HOME OWNER GRANTS: Applications must be received by the province on or before July 2, 2021 to avoid penalties. To claim your home owner grant go to www.gov.bc.ca/homeownergrant or phone 1-888-355-2700 to speak to a live agent.
ONLINE PAYMENTS: This bill can be paid online through most financial institutions - check with your bank for details. Your account number is the last 8 digits of the roll number with no decimal as shown on the top right corner of your property tax notice. Please allow sufficient time for electronic delivery of your payment as it is due July 2, 2021.
PAYMENT BY MORTGAGE COMPANY: It is the owner's responsibility to ensure that the taxes are paid by the mortgage company. To avoid a penalty, it is also the owner's responsibility to ensure that the home owner grant is completed and submitted by July 2, 2021, if eligible.
PENALTIES: Unpaid 2021 taxes after July 2, 2021 (including unclaimed home owner grants) are subject to a 10% penalty.
ARREARS AND DELINQUENT TAXES: Subject to interest in accordance with Sections 245 and 246 of the Community Charter. Properties with delinquent taxes will be sold on September 27th of this year unless the delinquent taxes with interest are sooner paid.
PRE-PAYMENT OF TAXES: You can pre-pay your taxes in 10 equal monthly payments (August to May) and earn interest as well. For details, contact the Finance Department or visit our website at www.viewroyal.ca. For owners currently on the plan, the home owner grant and balances owing must be submitted by July 2, 2021.
PROVINCIAL TAX DEFERMENT PROGRAM: You may qualify if you are 55 years of age or older, a surviving spouse or a disabled person as defined by regulation, or financially supporting a dependent child under the age of 18. For details see www.gov.bc.ca/propertytaxdeferment.
OWNERSHIP OR ADDRESS CHANGES: If ownership has changed, please forward this notice to the new owner or return it to the Town of View Royal. You must notify BC Assessment and Land Titles if your mailing address changes.
