Letter from the developer regarding the rezoning application for Phase 7 Thetis Vale.

Rezoning application - 2427 Chilco Road – Phase 7 Thetis Vale
Over the past 15 years Limona Construction has developed the Thetis Vale properties and has created a neighbourhood of approximately 350 homes. We are now working on finalizing Phase 7 and each phase has included a substantial contribution of parkland, with some phases having 50% of the property dedicated as park. (see attached plan) To ensure the development of parks for the community Limona has also built ‘tot lots’ and contributed more than $100,000 to View Royal for trail development.
In Phase 7 we again plan to dedicate park to connect to the parklands to the west and to protect the riparian area. We had also planned to dedicate the small triangle of park area, shown on the zoning plan, to ensure a trail connection between parks already dedicated.
When preparing the final subdivision plan it was discovered that the wrong property peg was used by the Engineers when laying out the location of the boulder wall at the rear of lot 11. (shown on attached plan A) As a result the area of the proposed park triangle is smaller because of the encroachment of the boulder wall. We can still meet the original purpose of providing a safe trail connection but the area of the park triangle is reduced. (original park triangle shown on attached Plan A) Limona is prepared to build the trail connection as shown on Plan A.
We are making this rezoning application because when the original zoning was approved the larger park triangle was included as park and the new plan would reduce this area. (shown on attached survey plan)
