DP Variance (Signage) – Cascadia Liquor at Eagle Creek Village

The spirit of a signage bylaw is to ensure tasteful consistency related to scale and elevation. I believe the addition of second fascia signage with logos to the Cascadia Eagle Creek Liquor Store achieves this (see attached).

Cascadia's frontage is at least 4 times that of most tenants including the Starbucks and Great Clips adjacent to us. We are in essence 4 store fronts with coverage spanning 5.5 sections of glass panels/sections.

If, for example, we were to sublet some of our space an additional sign would no doubt be permitted for this tenant. I believe the intent of the bylaw is to control the actual display of the signage not the name or ownership of the sign.

The tasteful placement of two signs does not harm the development or set a precedent. It balances more appropriately with all the signage area in the mall and arguably is a better option for an extended store front like ours than just the one sign.

The signage also does not directly face a street or the residential development.

In terms of the “cluttering” of signage the separation of our sign from adjacent stores is significantly more than the "Tim Hortons/Subway/Academy Dental/Cobbs Bread" signage group. These signs are also separated by similar pillars. This density of signage looks great and the Cascadia signage will compliment this treatment and be even less cluttered.

I can assure Mayor and Council that they will not get complaints from the public or other tenants. Cascadia is a well-run and respectable liquor retailer with a loyal following and our brand will bring positive attention to View Royal and the Eagle Creek Village.
