Hi There,

I am supportive to growth in View Royal though have some concerns of this project, and variance.

Jedburgh Road was initially developed for 25 homes, plus vehicles (in the day that people only had approximately one vehicle). Now with Garrington, Jedburgh Place and now this new development the vehicle count is over 125 and will grow more with the new road.

They are as follows:

1. Allowing this variance will hopefully include a noise barrier on the Old Island Highway side, like the Trans Canada, to mitigate the noise and views of the heavy traffic that goes along the Old Island Highway. We like living in View Royal though this area is now getting quite loud with the trees coming down at Bishan Place (Trans Canada Traffic) and soon for the Old Island Highway). Jedburgh is somewhat in a bowl and all the noises come into easily, little lone with developments be developed that kids/families/dogs, etc. hang in their front yard, road, due to the lack of space and sun in their back yards which all increases noise. Appreciation to help mitigate noise would be gratefully appreciated.

2. Allowing this variance will hopefully include that the street will have sufficient residential parking within their property and any overflow will happen on their street and not flow on to Jedburgh, as it does from Jedburgh Place. The bylaws state no parking on the boulevard though this is not what happens as there are usually 20 vehicles parked on the boulevard at any one time currently which makes the road challenging to drive on at times, and will only get worse if the new road doesn't ensure that there is enough space for the three+ vehicles per home (on average) plus visitors!

3.. The speed of traffic on Jedburgh Road is crazy at times, friendly speed bumps like other areas in View Royal would assist in mitigating road speed and potential boulevard parking too.

4. Allowing this variance will hopefully include that the new street will have enough proper drainage, not to affect other residents existing drainage channels, when the rains come, etc. since so many trees will come down, etc. No one wants flooding and between the Bishan Place development plus this new road there is a lot of landscape, concrete, etc. changes which will have a major effect of where rain waters will go.
