"The discussion focused heavily on traffic flow and community amenity contribution (CAC). Residents and Councillor Rogers expressed concern that the traffic study, even accounting for nearby development (The Royale), failed to recognize the need for separate left/right exit lanes from Eltham Road onto Helmcken. Councillor MacKenzie questioned why the historic commercial zoning was being forgone, suggesting the OCP should be amended to allow for small commercial spaces to serve the growing residential area. Staff confirmed that the current OCP designation is Mixed Residential, making commercial use difficult."
