Rezoning Application 2023-04 - 294 and 296 Eltham Road and 242 Helmcken Road

Council received a report on an application to rezone three lots from commercial to residential to allow for 20 three-story townhouse units.

"The proposal generated extensive debate concerning the high density (80 units/hectare), potential traffic congestion on Eltham and Helmcken roads, parking availability, and the visual impact on adjacent neighborhoods (Ashley Gate, Lions Cove). Councillor Mattson strongly opposed the residential rezoning, arguing the commercial zoning should be retained to encourage commercial tax base and address commercial needs, especially given the incoming provincial density mandates that would increase residential density even further in the future if rezoned now. Concerns were also raised about the removal of mature trees."
